We Texans get a lot of shit for our inability to handle the lightest of winters, but our live oaks are not up to the task, which causes most the problems. This is everywhere in Austin right now. 
There will be nothing to celebrate once rates go up high enough to “stop” inflation. The damage is done, prices won’t come down. We’re all just poorer. Just as Krugman prescribed.
