some real estate is definitely a scam, I have mine set up to print me $1000's a month just depends on the asset and investor

each person has to do what works for them in their scenario. my wife and I personally love debt (I also sell mortgages so I'm definitely biased). but the levered returns and tax benefits are infinitely better than the cash flow.

I trade about 12k/year in free cash flow for 40-50k in tax savings.
