Just about 2 years ago I had the idea to sell our truck and travel trailer, and upgrade to a truck + truck camper, and also to use that as a launch for a side hustle - electric car charger installs, generator installs, and off grid RV solar consulting and installs. Well, the truck is HERE and we are going to pick up the truck camper this weekend. Truck is a Ford 550. Truck bed by CM.

You should do it! There are so many things/life experiences that could help people learn from what you have already had to figure out. I don't remember who said it, I can't take credit, but the best way is to learn from someone else's mistakes - or successes! More folks with more content isn't a bad thing.

One of my favorites, insulated bottle from Hawai’i Volcanoes National Park! It has jasmine green tea in it. I’m still recovering from that cold/whatever it was, I’m at maybe 70% but shit is piling up. So:

1. Catch up on emails and at least get a to-do list together.

2. Follow up on corporate filing for side hustle (filed last week, yay!)

3. Go watch my son’s gymnastics class after work / school.

Agree. This was so clearly an attack on folks learning the rules and using them to their advantage. It’s all theft, and it’s not an accident.

The problem is they changed the rules. If you put less than 10% of the purchase price, regardless of equity, you pay the PMI for the whole 30 years unless you do a total refinance into a private mortgage versus FHA. If you put down more %, you now pay for 11 years. It’s nonsense and they totally did it to punish people who find good deals so they can put less $ down.

One thing I have talked about doing on the podcast is a “contract term of the day,” I just haven’t found the time. So…here it is. It’s going to be exclusively Nostr content for now. Today? “Time is of the Essence.” What does that mean? Well, generally a contract has timeframes and dates where each party has to perform, but if there are some circumstances beyond your control a little bit of schedule shift is probably ok. But what happens if it says “Time is of the Essence”? DUN DUN DUN

It means you better hit your deadlines, come hell or high water. It means dates are material components of the contract, and if you miss your dates, you are in breach of your contract. Now, what THAT means depends on what the termination language in your contract says…and a post for another day.
