I did work through an agent and the house requires both buyers agent and seller to be present for showing likely due to value considerations. I also tried calling the sellers agent directly at Sotheby’s and didn’t get a response.

All part of fiat world. House could have gone under contract but they went from asking for proof of funds to ghosting us - oh well.
maybe for the best. get the house for half price in btc if you can wait 6-8 months tbh
