"This is known as payment in kind," explains Hugo Heijmanns, a notary in Paris.

Sales already completed in France:

- At the end of 2024, two parking spaces in Gap were sold for 0.33 BTC via the Bitcoinimmo platform.

- Last month, a real estate dealer sold two apartments in the Lyon area for around €500,000, a third of which was paid in cryptocurrencies.

The buyer's identity and the origin of the funds are verified by approved companies. A trusted third party opens an escrow wallet, as the notary cannot receive cryptocurrencies directly.

The price of the property is set in euros, and the cryptocurrency exchange rate is fixed at the time the deed is signed.

On the tax side, for a French tax resident, exchanging cryptocurrencies for euros to finance the purchase is a taxable transaction and therefore subject to a 30% flat tax on the capital gain.

However, there is an alternative, notably Lombard loans backed by cryptocurrencies, which allow you to borrow euros without selling your digital assets and therefore without generating immediate taxation.
