Seeing stuff like this is always weird, to me, because the greatest inefficiency is not the furniture, it's the apartment. There's a reason why unmarried men used to live in boarding houses and dormitories, and unmarried women lived with relatives.
Nobody thinks of housing as a consumption good, but that's what it is. We have 4 adults living in an apartment about a third larger than his... with furniture.
And we're stacking. 😂
His apartment seems unnecessarily large for his lifestyle. And as you say, even a smaller one might not be needed.
Imagine, if he had 3 roomates. 1 kitchen, 1 bathroom, 1 table with 4 chairs, one living room couch, 4 futon beds, etc.
This would be more-efficient than 4 small apartments and much more efficient than 4 large, empty ones.
And then he could purchase some undies.
