Yeah. I got a decent chunk of capital from an inheritance so me and my brother decided to look into cost of production vs. market cost of single family homes where we reside (Western Washington).
There is alpha to be had so we decided to start a GC LLP and build spec houses. It’s nice cash flow if you can execute and the skill of building residential houses is a nice thing to acquire. I’m not going to pay 650k dollar for a house out of principle so I realized the only way I’ll get a house is if I build it myself.
Plus making your own home you’ll end up with a much better product vs buying a used shitbox. Upgrading R values, window size / quality, custom HVAC and having control of layout / orientation / product selection makes a huge difference in the performance and quality of the domicile.
I’m putting in 400 cfm inline fans for rapid air exchanges, whole house water filtration, high quality heat pumps and baller stuff like that 😂
