I mean truthfully: if you’re lucky (& most likely) you’re going to mess up the first one. It will go overbudget, you will put too much of your “self” into it etc. maybe even lose money. Dont let that stop you.

I’d suggest working for another company if possible. But I never did so what do I know. 🤣
Different locations have specifics & eccentricities, play up on those if/when possible.
Pay people fairly.
Use a stager sooner than later. HUGE lesson for me. Regret not doing that sooner.
Whatever you do: don’t hire family based solely on that. People become exhausting when money comes into play. Stay quiet about it with family. Harsh lesson learned on my part. Not everyone wants you to be successful. Even those closest to you. It’s tragic but true. 💜🧡🫡
