Ask him to consider private a rent to own contract, he can get a better ultimate price and a decent down payment to help towards his immediate costs then income to help sustain him. Can they agree on that? It being a divorce sadly it's probably all going to his ex but it's an idea.

Yeah that would be ideal since it would cash flow the alimony and child support, but he's got to get her a lump sum in the settlement and neeeds pay off some other shared debts so getting the equity out all at once makes the painful sticky mess go away fastest and with the fewest tears.
That's definitely understandable right there so I guess the silver lining is you may find a buyer quick in this downed market. I just hope he gets the best price possible and least head ache and emotional turmoil. My thoughts are with your family bud.
