You'd need to do the economic calculation in BTC. Take your business idea and run the numbers. If the numbers don't work out then BTC is telling you that you should consider something else. That being said, IMO coffee isn't a major problem to solve, so I'm guessing it's not going to be that profitable.

Third spaces are a problem needing solved.
I see so it's not really about the coffee.
Coffee is the sats flow but I envision it growing to more.
I also want an immersion mining setup to heat the water. On display behind plexiglass for customers to see.
The idea for heating the coffee water with miners is pretty clever but the operational temps of miners (0C to 40C) are lower than the optimal brewing temps (90C to 96C). Though you could use it to preheat the water with the miners and the setup would be a super cool visual.
Good call on the heat. It would just feed the water heater, not direct to brew
Could have a server room in build out for things.
Could host events in second floor area or more generally serve community needs.
