He was showing me listings for areas in the south where you could get a 3 bed room for like $25k (in USD). Seems like it's too good to be true... Have you seen listings like this?

It was probably abandoned property. Those places are not livable and no amount of restoration will make them decent. You’re basically paying for some land. 25k is very cheap for land so that tells me is not a good spot. The rest is pretty much the same as elsewhere - you’ll have to build a home once you pay to tear down the old one.

Japan has some very cheap real estate. It’s counter intuitive.

Cheap compared to what? Most homes around where I live are the same price as what you’d pay in the Midwest US. Maybe a bit less. But if you’re coming from California or NY then yes, much cheaper
