last house i saw yesterday we ( me and the agent ) couldn't even get down to the end of the lot to try to figure out what the structures there were. there was some kind of shed there but the steep angle plus the sharp freshly cut stems of some kind of shrubs sticking out of the ground made getting there hard.

the usable part of the lot was maybe 30 feet. if you're rich you can of course convert that slope into something fancy like a series of terraces and stairs but chances are if you're that rich you will be getting a nicer house to begin with.

you want some kind of balance between views and usable space as well as between clean fresh air, quiet nature and proximity to civilization

it's not actually possible to find that unless you're rich of course. if you have a $50 mil budget you can get a flat 5 acre lot 10 miles away from downtown that is also on the side of a lake or river.

but if you're a gooner like me something has to give. basically have to be very clear about what is an actual need versus merely a want.
