Yesterday the seller agreed and signed our repair amendment to the contract for the house we are purchasing.

They agreed to do everything. HVAC, Septic, Plumbing, and Electrical. Not a ton of work but I'm being told it's super rare sellers would do something like that.

My loan funding is now in the cleared to close stage.

It's not much and in no way is it what I'm leasing now. But we made the decision to get something manageable on one income. We lost square footage but gained acreage.
