They are only "worth" those very many billion because the traded volume is low and the traded volume is low because the prices are kept massively inflated. The low RE volume also betrays how hostile the US is to working-class families, that don't buy housing as speculative vehicles, but to, you know, live in.

... though that's certainly not only the US.

There will come another housing crash, and I don't know if it'll start in three months or three years. But I suspect its closer to the former.

Good question. The best thing would be selling off your RE while prices are high, wait for the crash and a year after that snatch up a distressed property cheap, after which you're set up for two decades of automatic appreciation.

You'll need to live in a mobile home in the mean time of course...
