Possibly. The logical thing for me to do would be build a recording studio. Location would be important though.

A recording studio would work given the space ! And out door ambience! Would be nice for creatives ! But then you have to make them come all the way in case it’s far /rural! . Away from the urban

True, that's why location matters. Either you need to be in a big city or offer residential facilities. The latter would be preferable for me.
