Don’t think that holds true in the UK. New builds are tiny.

Probably looking in more concentrated areas, but maybe UK is different.
Bavaria has both. New apartments in the cities are tiny and houses in the country are all mansions.
Cost and size mostly determined by land prices. Houses themselves are getting cheaper to build, with all of the prefab.
