Housing market is a gamble now.
First, there is nothing that isn’t a gamble. That is the nature of reality.
Second, for buyers real estate is a prison. The debt burden + interest makes paying off a modern home nearly impossible.
But for builders cost of production is way below market value. There is a lot of alpha short term. Supply of houses is very low as well - no price collapse eminent.
