A family friend needed to rent a home for herself and 3 kids, for an unimpressive 4 bedroom home in the south London suburbs. She could afford it easily having sold her house and sitting on a large pile of cash, but she required a combined income of £120K / year to pass the automatic rental checking system the landlord used.

My wife, being a normie with a good job had to act as guarantor meaning she was credit checked, which included her getting a letter from her NHS employer, the CEO of the trust, to confirm her salary and long service.

Exactly. It’s somewhat ridiculous - also seems to make no difference paying it all upfront.
