It's sad to see that the majority of people who want to buy my apartment in Kyiv are refugees from the regions where their houses were completely destroyed. They are asking to get a mortgage not from the bank (high interest) but from the owner directly, which of course doesn't make any sense to me, but I do understand.

I understand it all (as do you), but you will ultimately make the judgement call as yo where your capital is deployed.
