This morning looks like I'll be wearing my plumber hat (broken valve situation) in the am and putting up holiday decore in the afternoon, while listening to some music.
A lot less coughing from the guests this morning. So maybe folks are getting better.

Plumbing sucks! But you can do it!
It could have been worse. Tenant was home and shut the water off before to much damage was done. But a 4 hour project I didn't budget for this morning.
Yikes. That was definitely not a planned thing. I had to help replace a water heater BEFORE it went, so, it was better to do it now than after it dumped 50+ gallons into the basement.
