Counter argument:

1) Real estate is never passive

2) businesses provide more cash flow

3) bitcoin provides better returns

Real estate tries to be both an income stream and equity play, instead I prefer to hold businesses that cash flow and bitcoin for equity.

2. Real estate is a business and provides cash flow: 1. Appreciation 2. Cash flow 3. IRS tax benefits 4. Depreciation schedule

3. True, but not in 2025 😉. Long term, yes 💪🏼📈
