I've been showing an apartment the last couple days. A 900 sq ft 1 bedroom.

I meet applicants at the front door and of course with my #dogstr at a heel position.

1st two applicants, did not feel comfortable with my dog following us as I showed the apartment.

2 hours later 3rd applicants show up. Two brothers 22 & 19 y/o. Both of which greeted my dog before they even acknowledged me.

Yes, they had no issue with my #dogstr tagging along. Not only that but they both engaged with her.

Guess who got the apartment?!

When I was playing the landlord game in my 30's, I was highly leveraged and had to take what I could get.

But now, as a weathered soul of time, I can be eccentrically selective about whom I choose to do business with.

Eccentric and intuitive decision making is an art I strive to master. I'm typically an overthinker to my detriment.

I think I know what you mean. I have a close friend that I'd describe in the same way.

He is a perfectionist, thorough, likely the brightest in my small circle of trusted friends. But you can't let him control the due date. Else, the magic never happens bc he will not act until everything is perfect. 😂😅🤣

Haha, having to have everything perfect no matter how long it takes is a good way to describe me too. But things inevitably end up taking forever to do, but I don't really mind so long as my employer also doesn't mind (which is thankfully the case at the moment) 😂

I can get really blocked when trying to make decisions though, because there's so much to consider and so many factors that go into making the right one. That's where I'm trying to hear and trust my intuition more and be a little more eccentric with how I choose what to do.

Always keep in mind, what you might consider a fault, others would consider a gift or super power.

That same friend is the one I called when I had to have a major procedure from a motorcycle accident. In 8 hours he found the best doctor for that procedure in my area. He basically interviewed that doctor. Then by end of day reports back to me, who he chose and why.

I was running a marathon 9 months after that procedure to rebuild two shattered ankles. All that to say, while these traits at times come across as faults. They are also a super power in other circumstances.

My wife and I are very selective about the work we take on for our landscaping business.

I’m selective with the type of work and she’s selective with the people.

Works out great most of the time, but sometimes there’s a job I really wouldn’t mind doing but after dealing with the client, she says no.

She is usually much better at spotting the red flags than I am.

That is a uniquely fitting partnership you and wife have. It balances out.

As for the first 2 tennant's, these are very likely the ones that would be blowing up my phone in the middle of the night bc a hallway light bulb is out.

Or they're out of town on vacation and might have left the iron on. So now I have to pause my life for some mundane bs.

Yeah. Time will tell if my method was the correct one for applicant screening. Stay tuned.

It’s nice to be able to pick and choose who you do business with.

My whole family has been, and some still are in the real estate game, I was all for it when I was younger, but very glad I never started into that venture.

After seeing all the bullshit my parents, uncle and grandparents went through dealing with tennants, it changed my mind pretty quick.

There was a time when real estate was the best medium for capital preservation for the average retail investor.

But now we have #BTC so there are other options and #BTC does not have tenants or township regs to contend with.

I've been gradually making that shift the last 4 years. From R/E to #BTC
