Stupid question of my part. What's that 1031 thing on your cap I saw the other day on one of the TFC vids on YT w/ Marty?

will check it out. It reminds me of the IRS term for property exchange. we're trying to figure out if we'll do that with a house we own, but I def need to learn more about it cuz the 1031 escrow lady just keeps telling us that any property identified has to be the same kind. When I ask her of what that means, or to provide samples, she just repeats the same line.
I mean, investment is investment, but... can one exchange out of rental onto a portfolio instead?
If, of course, this isn't something you could answer, no worries. I honestly am looking for a more passive situation. The hubs & I like working, but we don't like working to primarily keep benefitting our tenants.
