He could work from home in an admin job if he wanted, like a call centre worker, working from home.
I get bored easily with people like this.
People are on their own journey. You stepped in and became part of his journey but ultimately it’s his journey. Sounds like you need to back off and let him just do what he wants. As long as you get the rent all is well
