As a Gen X-er one of my best life hacks was to stop watching TV.
While still living in Amsterdam around 10 years ago I Initially placed a large Budha statue in front of the TV to deter me from turning it on when I came home tired from work.
It helped as after a while I would not move the statue, but I would start to move myself. I started swimming three times a week, going out for after dinner bike rides to catch up with friends, going dancing and I also to started reading again.
I started to get more energy, and my sleep improved which resulted in me being more focused on the things that I wanted to create instead of being sucked in to another series or show.
After approximately a year I ended up giving my TV away and I have never looked back.
Nowadays the word TV can be replaced with social media. The platforms suck you in for more clicks, scrolling and time watching stuff you don't really want to consume. I have tried most of them, but I have also ditched them all, bar #nostr.
#Nostr is different. You are not the product, You create the product.
#nostr gives you your life back.

Yes that's the potential upside of this construction. It's more a security in case we have to pay it of.
My recommendation would be make sure you don’t buy a fiat house with exterior finishes and roofing that’ll need replacing in 10-15 years.
