Speaking from a Nigerian perspective, it works best as a store of value. I really don't see why I would buy land in useless ₦, when I can just save in Bitcoin. Cost of access is much less steep as well. No red tape and corruption as you would find at your local Land and Survey office, just do your thing and stack sats.

It is however, also useful as a medium of exchange. Especially for cross border payments.
