That would be really cool but it makes no sense to spend money in this market. The large majority of new housing is built as fully financed, prebuilt developments, and they are sold with the least customer choice to prevent added expense and construction material variation. Then also because supply remains insanely low and the market is hugely propped up by debt markets, the builders have unlimited customers. So they don't have to innovate or do anything to appeal to new buyers. Just the opposite, they can get rid of them.

Basically this wont happen until the markets realign in a huge way, but even then the adjustment will be slow because many builders will get wiped out.

Well put.

We moved in to a new build in our development in 2021. The available features, add-ons and upgrades were not limitless, but many.

Same builder/developer is now selling the same model in the next phase for 2x the price, no customization/add-ons and are now guaranteeing financing to perspective buyers. The phase of 399 homes opened recently and sold out in hours.
