There are so many ways to make money off the fat, unhealthy, un-athletic, unmotivated masses.

New Year is right around the corner. You could definitely cash in on the trend. Honestly, you'd probably only have to keep the gym open for a month or two. Then, you can close the doors, keep the membership moneybcoming in, and no one would know, because they all quit on their resolution.
