We are considering selling our small off-grid cottage in central #France. The property is located in the #LaCreuse department, #Limousin region, in a quiet hamlet on the edge of a forest.

The house sits on a large 2,265 sqm parcel (approx. 0.56 acres) which includes:

–A small courtyard in front of the house

–Garden area

–A field

–A large forested area

The stone house has an area of approx. 68 m² with a fully rebuilt roof. All structural woodwork was replaced, except for the original 100-year-old oak beams (still in excellent condition). The beams were treated against termites and borers, and the roof was finished with premium Terreal terra cotta tiles (installed 2011–2012). Additional upgrades include Kingspan structural foam insulation in roof, mains water connection, a new entry door, and three new wooden cave doors.

The property is currently off-grid, powered by a 1,040 W solar installation (4Ă— BenQ 260 W panels, 3 kVA 48 V hybrid inverter, 400 Ah 48 V GEL battery bank, aluminum rail mounting system). Everything you need to live comfortably off-grid.

Please note: there is no septic system. There is currently composting toilet system installed. If desired, a conventional septic system would need to be installed by the new owner. Heat system currently installed is a 9.5kW Franco Belge wood burning stove in green enamel.

Nous envisageons de vendre notre petite maison indépendante dans le centre de la #France. La propriété est située dans le département de #LaCreuse, région #Limousin, dans un hameau calme en bordure de forêt.

La maison en pierre a une superficie d'environ 68 m² avec une toiture entièrement refaite. Toutes les charpentes ont été remplacées, à l'exception des poutres en chêne centenaires d'origine (en excellent état). Les poutres ont été traitées contre les termites et les foreurs, et le toit a été recouvert de tuiles en terre cuite Terreal de première qualité (installées en 2011-2012). Les améliorations supplémentaires comprennent l'isolation en mousse structurelle Kingspan dans le toit, le raccordement à l'eau du réseau, une nouvelle porte d'entrée et trois nouvelles portes de cave en bois.

La propriété est actuellement hors réseau et alimentée par une installation solaire de 1 040 W (4 panneaux BenQ 260 W, un onduleur hybride 3 kVA 48 V, un parc de batteries GEL 400 Ah 48 V et un système de montage sur rail en aluminium). Tout le nécessaire pour vivre confortablement hors réseau.

On signera une acte de vente. Le paiement en Bitcoin sea effectué entre deux particuliers, mais les frais notaires devra être réglé en Euro chez le notaire. Une foie tout est réglé on signera l’acte de propriété.

This is risky for the buyer. The only way is to make the transfer when both parties are inside the notary office and the deed is signed but not notarized yet. I don't know if it even legal in France. For instance, in Spain the money should arrive from a Spanish bank account in the amount not less than the cadastral value.

True, or course there’s some risk. It could also happen the other way around, sign first buyer pays after— either way the buyer and seller need to trust each other. Otherwise we have the fiat system to fall back on, but then there are more taxes, more fees, and more headaches involved.

We did the same thing when we bought the place- came to an agreement with the previous owner, paid cash directly to them and then went to the notaire to do the official stuff. And on the acte de vente we listed a much lower price and therefore paid almost nothing in fees (less than 500€ total).

So yeah, it’s possible but definitely requires trust in the two parties. If buyer prefers to pay taxes/fees involved in return for greater security via notaire, then payment could also be in fiat. But it will end up costing them more.

If you hold the keys and the title documents until the bitcoin payment confirms, here is no risk for the seller. That is why this should be done face-to-face. But without the notary, how does the buyer proves ownership? You can come back and say he moved in illegally. With bitcoin there is no room for "both parties should trust each other". The payment is final and irrevocable.

Yes, I agree– what you describe is exaclty how it would proceed. The notaire would execute the contracts and prepare the deeds.

What you suggest is pretty sure tax fraud? Or only regarding the notary fees? I'm sure it's very common but I wouldn't advertise it in public including details like photos online. Even if nobody looks on nostr it is still out there in the internet and could be used against you? ✌️
