I have this discussion quite frequently. I live in Las Vegas and we have a TON of retail space sitting empty yet they are continuing to bring more capacity online as they build out the Valley.

I have never understood the decision by property owners not to do everything humanly possible to keep tenants. Keith Lee is a big TikTok food reviewer here locally and several of his attempts to save restaurants are due to the proprietors not being able to afford the rent.
