I just mean you need to evaluate your investment in terms of can it outperform btc if not it is easier less risky to just buy directly. You could use cash flows from rental properties to stack and have the equity in the real estate act as diversification or an asset that is uncorrelated to bitcoin price movements

Real estate will typically only outperform btc in a bear market tho which even dollars do in a bear so that doesn’t say much

Amen to that. Bitcoin IS the hurdle rate. I would never buy an investment property. But I do need shelter. And I’d like to own a house in 2x locations to travel freely between homeshcoolkmg th kids

Ie I value the utility more than the Bitcoin hurdle rate for the portion of my portfolio that is allocated to this play
