The main thing I don’t get about people saying that real estate is a bad investment is, if you don’t pay your own property taxes and mortgage then you are just going to be paying someone else’s, because you have to live somewhere. They will also raise the rent on you every year whereas a mortgage is a fixed rate. That being said, bitcoin is still the better investment.

Exactly this. Repairs/maintenance can be expensive, but can be greatly reduced if you learn the skills to fix most things yourself
I’m also a person who has had a lot of pets and grows mushrooms and needs to modify a lot of things in my living space, so I have to make my own rules.
I think when people speak about real estate as a bad investment they are speaking in store of value terms. I also believe that they are more so addressing people who view real estate as the go to investment as s store of value, or an investment strategy that doesn't involve living in the house etc etc. When it comes to owning vs renting I believe some people speak against purchasing real estate at current prices due to real estate value being somewhat artificially inflated because so many people viewed it as a store of value and owned multiple homes. I imagine some are of the belief that there will be a price correction and someone what of a philosophical change on how real estate should be utilized.....just my 2 sats ☺️
