I feel similar about my rental properties. Started buying in 2016. Added one every one or two years. Rents have gone up considerably.
But since the Vid, I have been focused on btc and maybe paying off a mortgage to increase cash flow. And roll the cash flow into btc.
Been a landlord my whole life.
Watching the growth of bitcoin really makes me think....
Bitcoin doesn't have renters with attitudes, leaky faucets, driveway to shovel, roof to replace.... etc
But mostly. No property tax!

Haha. That's true. I haven't had any horror stories that made me want to sell everything. Memphis has been fantastically steady rental demand.
In 2025 I've spent over 25 grand in repairs.
Its enough for me. I'm done with rentals.

I hear ya. Had two big rehabs last year. I might 1031 a couple into newer class A properties with higher quality tenants. Less headaches. But that is longer term.
I do love the tax breaks and depreciation though.
