He just raised it so much last year and I obliged, now I don’t think I can afford another raise :(!

Remember you can negotiate with him. Landlords don’t want to lose good tenants. Bake him a plate of cookies then tell him a raise in rent will effectively kick you out. If he still wants to raise it, then you deserve a better place.
