It's pretth nuts. I live in an ag community. seen mass consolidation in the last 5 to 10 years via multi billion dollar corps. now real estate is so expensive that unless your legacy farming you can never buy enough farmland cheap enough to amortize it over any reasonabke amount of time. The gap between the haves and have nots is getting wider by the minute.
I grew up in an ag community in south Texas...they were feeling things then, but now it is crazy.

Ever hit South Padre? Fun spot for the windsurfing
Hah - when I was in high school, we always went to "Port A" (Port Aransas) for spring break and summer. When we got to college, we'd go to South Padre. Not much windsurfing - entirely too much alcohol. 🍻
