We put in an offer that was out bid by a cash offer. The cash offer started making too many demands/changes to their offer and it was going to be their 2nd home (they weren’t going to live in it full time). So the seller’s real estate agent advised to just go with us instead since we would actually be living in the home and starting a family.

Congratulations! It's the land that's most important, your own territory. If you make your property work for you in some way, then it's not a financial burden but an asset.
Grow your own food, install solar panels/hot water if that makes sense where you live (we don't pay anything to heat our water thanks to our solar hot water system), even a peaceful, fun or relaxing garden provides benefits.
