It’s an epd rubber roof (tear off and removal about $12-$16/square foot in this case) and it’s a 350 unit building so it’s like 15,000 square feet (it takes up most of a city block)

Plus it’s 90 years old so lord knows what condition the joists/insulation are once you dig into it

I’ll give you an example. I just had to flip this apartment last month.

Tenants destroyed the unit, didn’t pay rent for 6 months finally they left.

- $650 garbage remove charge

- $350 paint

- $2200 new carpet

- $400 new vinyl

- $250 cleaning

+ 6 months of lost occupancy around ($1350/month) so like $8k

+ $1000 in legal fees to evict

Tenant didn’t get the deposit back but they obviously don’t have any money so can’t sue them. Even if you win you never collect.

So management out about $10k

I hear you about shitty landlords, I do, my only argument is tenants are shit heads too. Then they call landlords “parasites” while destroying the property and getting uppity about how unfair life is.

Idk I actually agree with Elftummy though. I’ve been doing multi family housing for 12 years.

People are literally shit and treat properties so badly. Sometimes the quick fix is all the tenants are worth.

That being said, it’s very income dependent. Higher end places typically do things properly/follow building codes.

Idk there are some shit head landlords but there are a lot more shithead tenants.

This mold one - an actually repair would involve 1000s of dollars of work and would displace the tenant causing even more expenses - plus it’s a roof leak on a 95 year old building so “solving this probably correctly” could very well be a 250k expense.

Idk just some perspective. 🤷🏻‍♂️
