I’ve had this convo with my brother in law several times. Only reason to sell IMO is if you’re on zero fiat or want to make some life improvements.
…Life improvements might be able to happen by buying ETFs now and getting loans against them. Not a fan of leverage but excited to see how people find arbitrage opportunities with these things.

Real estate shouldn’t even be an investment. It should be a consumption item.
The money is just so bad that there is a burning need for people in our society to tie up their dollars with something that won’t depreciate so fast and real estate is what most people view as the safest vehicle.

I took Baltimore. Chiefs will get a few calls but Baltimore is good enough to still beat this chiefs team. They’re not the same team that is usually here.

What is helpful for my mental state is that I have numbers that I wrote during the bottom of the bear saying when I would allow those life improvements and what small amount I would peel off.
Agent perspective on housing right now- I think the market is stronger than most think because of the same reason buyers don’t want to buy (rates). Sellers don’t want to let go of those low rates either and inventory is low. 60% of homes have mortgages and many people with those mortgages refinanced under 4%.
I think right now is a great time to buy because you won’t compete with as many other buyers in many price ranges. If you finance, you can refinance if rates drop again rather than waiting and having to pay 250k over list price because everyone else will also be a buyer if rates drop.
Put on a client appreciation event over the weekend. Had 7 prizes that I had people sign up to play for. To my surprise, the first one to fill up was .0025 Bitcoin.
