Another thing: a buy back clause. Maybe link it to inflation/wear and tear. Not market forces. Then folks understand it is a home and not an investment. So it gets sold back to the company/you. Then you can vet who buys into the community. Some retirement villages do this.

-Compost toilets are a must.

-Reedbeds or similar for greywater treatment. Then feed into short rotation coppice willow. This will clean the greywater plus produce a useful material for weaving, baskets, firewood etc.

-pick a niche - couples, or families, or retirees....hard to mix introverts with a family of 6 kids.

-make your rules/guides and stick to them.
