Does anyone have any tips on this appraisal. My basement is unfinished and pretty much a mess. The house needs a pressure washing and my lawn is usually not kept very well.

I'm assuming all that stuff will need to be handled.

We still haven't bought any curtains for the living room or blinds for the kitchen since the renos.

Does that kind of stuff matter to them? Should I bake cookies like I'm a realtor?

Any other tips and tricks?

They usually sit in their cars and make sure a residence exists, look at it briefly, and move on and maybe review on redfin and look at title info. I'm not saying that's what you'll get, but it's highly likely some form of that in the states, and more-so if your real estate market is warmer. Also, they appraise houses all the time and bump up your tax liabilty, but that's the county assessor who does that.
