We're getting to the point where people just stop paying their debts. The banks are incapable of doing anything about it. I would bet 10% of people don't even file taxes.

That's multifamily. Single family numbers aren't historically bad.

I don't look at these sorts of numbers a lot, so I'm not sure what that means. Rental units are doing poorly? I believe that. Affordability slowly getting out of reach for people that already lost the ability to afford a home.
