The city I work in has a historic culture of key money for leases. Most of the leases on the market are being sold by +70 year old owner operators, but at incredibly unrealistic values. At some point soon this market is going to come crashing down as they can't carry on working forever and their kids and grandkids aren't interested.

In Phoenix you have the 12 seed words. Phoenix open a channel to your wallet when you deposit with them. Phoenix cannot take the funds and if they went out of business you could force close the channel and recover the funds in another wallet.
Zeus is the wallet I use with my node. Phoenix like cash in my wallet. It can be laggy over Tor. LNC connection is supposed to be faster but not tried it yet.

Both non custodial but Munn is not a lightning wallet. They do on chain payments in the background to make it work which is why the high fee environment has somewhat borked it.
On the flip side Munn can do on chain Phoenix not.
I dont think its the writing of the 12 words thats difficult. Its doing it offline, everyone is too used to using apple passwords. Few people will want to wrote it down, fewer still stamp it in steel.
Tor capacity is a little surprising but not that anyone who needs reliability is in a data centre.
I run a couple of lightning nodes one I would class as a reasonable size routing node and its tough and very much a hobby that costs me money and is a PITA when it goes down.
However Its relativly easy to run a lightning node with a few channels for personal payments which is all most people need. Hopefully one day this could be done on a phone to make it easier.
