It’s worth it in larger properties and you have to be a hard ass with people.
There are systematic things which allow some landlords to abuse tenants (mostly on small scale/independent basis. But no, it’s very hard and even in higher income properties there is a lot of drug use, alcoholism and shitty people.
That’s why the real estate market is shitty. Building value is based on finishes and not structural - a new roof doesn’t increase property value as long as it’s “cash flowing” so there is no incentive to do capital improvements
