I'd say these are relatively accurate, although the turn into the canyon is really on 15 minutes from Coalville, but it's a small town without a "real" grocery store.

No, not really. We bought our dream home 10 years ago, but we're always looking.... too many mansions being built around us now, lol.

It's not so much policing, it's just being able to do what I want with my own property without have to bother with asking permission from anyone else unless it might impact my neighbors (because I'm not a complete douche).

"The property owner said the well was already dug when they bought the property, so they are unsure if it was legally done.... But it's not like anybody's going to come up and check it out, or anything."

Water, road access, then structures would be the main considerations in that order IMO.

Even if you had to take down that whole structure and rebuild the price is probably worth it as long as there’s a water source (or enough rain for collection at the very least)

I’d be careful to review the HOA documents before getting too interested. I’m pretty anti-HOA but gave one HOA property a shot. Reading their rules, sure enough, no chickens allowed, only horses. 🚫
