We are considering selling our small off-grid cottage in central #France. The property is located in the #LaCreuse department, #Limousin region, in a quiet hamlet on the edge of a forest.

The house sits on a large 2,265 sqm parcel (approx. 0.56 acres) which includes:

–A small courtyard in front of the house

–Garden area

–A field

–A large forested area

The stone house has an area of approx. 68 m² with a fully rebuilt roof. All structural woodwork was replaced, except for the original 100-year-old oak beams (still in excellent condition). The beams were treated against termites and borers, and the roof was finished with premium Terreal terra cotta tiles (installed 2011–2012). Additional upgrades include Kingspan structural foam insulation in roof, mains water connection, a new entry door, and three new wooden cave doors.

The property is currently off-grid, powered by a 1,040 W solar installation (4× BenQ 260 W panels, 3 kVA 48 V hybrid inverter, 400 Ah 48 V GEL battery bank, aluminum rail mounting system). Everything you need to live comfortably off-grid.

Please note: there is no septic system. There is currently composting toilet system installed. If desired, a conventional septic system would need to be installed by the new owner. Heat system currently installed is a 9.5kW Franco Belge wood burning stove in green enamel.
